The Barn at Brookside

Barn Rental Information:

The Barn/Clubhouse at Brookside, located at 69 Heather Court is available for rent from 8:00am to 1:00am, Friday, Saturday and Sunday. The Barn/Clubhouse is available for rental to Brookside Community Association homeowners.

The security deposit will be utilized to make restitution for damages or cleaning time required of The Barn/Clubhouse and/or surrounding grounds and will be refunded after thirty (30) days providing no damages and/or extensive cleaning was incurred.

  • To secure the rental date, a security deposit of $250.00 must accompany this completed and signed agreement, along with a copy of your homeowner’s insurance policy. THE RENTAL OF THE BARN/CLUBHOUSE DOES NOT INCLUDE THE USE OF, OR ACCESS TO THE POOL AREA AT ANY TIME.  No reservations can be made without advanced payment of the security deposit.  Keys will be made available at a mutual time between homeowner and Barn Chairperson and returned when the final inspection is performed between the renter and the Chairperson to determine there are no damages and proper cleaning was completed.  If the Barn/Clubhouse was left in satisfactory condition, the security deposit will be returned within 30 days from the date of the rental.
  • The reservation date can only be cancelled or rescheduled five (5) days before the rental date for a full refund.
  • Rental time cannot be extended at the time of the event. Rental time cannot be extended past 1:00am. If an event runs over the end time stated above, resident agrees to pay $100.00/hr with a minimum charge of one (1) hour.

Cleaning Responsibilities:

  • Sweeping of all floors and mopping of all spills
  • Cleaning of all restroom areas
  • Returning all furniture to its original position
  • Removing all decorations, including scotch tape
  • Cleaning of the kitchen area, including sink, refrigerator, stove, and countertop and mopping of floor if necessary
  • Securing all windows and doors and turning off all lights before leaving
  • Securing all exterior doors
  • Removing all trash to dumpster located behind Barn Courtyard
  • Replace trash can liners
  • Return thermostat to designated temperature (70 degrees Summer, 55 degrees winter)

Prohibitions:

  1. PLEASE DO NOT PROP OPEN FRONT FRENCH DOORS.
  2. Noise must be kept to a minimum and all parties must end by no later than 1:00am, Friday, Saturday, and Sunday. Please remember that the Barn/Clubhouse is located in the middle of a residential area and that anything you and your guests do will affect people living in the nearby units.
  3. NO ALCOHOLIC BEVERAGES ARE TO BE SERVED TO MINORS. The resident assumes all responsibility of host liquor laws.
  4. Any witnessing of people from your party in the pool or pool area will result in an automatic loss of security deposit and a police report being filed.
  5. Any police involvement or reports regarding unruly guests or disturbances, either during or after the event, while on Brookside property will result in an automatic loss of security deposit.
  6. SMOKING IS NOT ALLOWED INSIDE THE BUILDING. Please use the cigarette disposal receptacle located by the front doors.
  7. The use of HELIUM BALLOONS AND FOG MACHINES is not permitted inside the building. Helium balloons get tangled in the ceiling fans and fog machines set off the fire alarm.
  8. Any violation of these policies will automatically result in the loss of the security deposit and preclude future use of the Barn/Clubhouse facility.

RESIDENT AGREES TO SAVE AND HOLD HARMLESS, BROOKSIDE COMMUNITY ASSOCIATION, ITS BOARD OF DIRECTORS, AGENTS AND EMPLOYEES AND CONTINENTAL PROPERTY MANAGEMENT FROM ANY AND ALL DAMAGES AND/OR LIABILITIES CAUSED OR RESULTING FROM THE USE OF THE PREMISES IN VIOLATION OF THE TERMS OF THIS AGREEMENT AND/OR THE RULES AND REGULATIONS OF THE ASSOCIATION.

AS A RENTER OF THE BARN/CLUBHOUSE, I UNDERSTAND AND PROMISE TO COMPLY WITH THE ABOVE LISTED PROCEDURES AND I WILL BE BOUND THEREBY.

WHEN THE CLUBHOUSE IS FOUND TO BE IN SATISFACTORY CONDITION, WITH NO REPORTED VIOLATIONS, AND THE KEY HAS BEEN RETURNED TO THE BARN/CLUBHOUSE CHAIRPERSON, THE SECURITY DEPOSIT WILL BE REFUNDED WITHIN THIRTY (30) DAYS.
